What type of property do you buy ?

Can I rent my home back from you?
Yes. It is possible for you to sell your home and then rent it back from us, subject to paying a fair rental price and signing an Assured Shorthold Tenancy (AST) agreement.
I want to rent back - How much will you pay me?
If you are looking to rent your property back from us the purchase price is very much dependent on the market rent. But most importantly it depends on how much you can afford to pay up to this maximum market rent. Once we have the property valued we will then know how much money we can borrow. Each property and persons situation is very different so we can only tell you how much we can pay after discussing your situation with you.
You must understand that we cannot pay full market prices for property. The more we have to pay for your property, the more we have to borrow, the more it will cost us and therefore the higher your rent. You cannot have a high purchase price and a very low rent!
Do you charge a deposit?
If you are renting the property back, then a “security deposit” is collected from you at point of sale. This is standard with an “Assured Shorthold Tenancy” and your money is held in our client bank account all the time that you decide you want to stay at the property.
Can I buy my home back from you?
Yes. You can have an option to buy your home back after a few years. Call us to discuss this option.
Can you help with the legal fees?
Yes. We will pay up to £500 towards your legal fees for you if you use your own solicitor, or all your legal fees if using our preferred solicitor.
I’m being repossessed – can you help?
If you have equity in your property, and whatever we pay you can cover the mortgage, charges and arrears then YES we can help you. We can even help with clearing the arrears which will give us time to buy your property, preventing you from being repossessed.
Repossession proceedings have started, can you stop them ?
Yes, we have ways to stop repossession, the quicker you get in touch the sooner we can help.
I am due to be repossessed tomorrow – is this too late?
No, our vastly experienced team is able to stop repossession with minutes to spare. Although this is possible, we do not recommend leaving it that late in the process. The more time that we have to work on your behalf, the better!
I’m being evicted – can you help?
If you have equity in your property and your lenders are happy with us to purchase your property then YES we can help stop your eviction.
I am having financial difficulties and have missed some mortgage payments – can you still help me?
Yes, we could still purchase your home and rent it back to you as long as there is enough equity in your property to cover your arrears.
My property needs work - can you still buy it?
Yes. It doesn’t matter what condition your property is in. We will still make a fair offer for it just as we would for any other property.
How much will you offer for my property?
We will give you a fair offer for your property within 24 hours of discussing it with you. Our offer would be subject to survey and will be normally be between 75% and 90% of what your property will sell for on the open market.
Which areas do you buy properties in?
We are based in Gillingham in the “Medway Towns” in Kent, and we are the expert specialists in the Medway and Maidstone area. However, we will be interested in property in any location throughout the UK.
My property is already listed with an estate agent. Can I still sell to you?
Yes. But, if you’ve got a sole agency agreement and you sell to us, the estate agent may want to still get their fee. Please check this with your estate agent.
Will my estate agent mind me selling direct to you?
They won't be overjoyed - because you're saving the likely 2-3% plus VAT they would have charged in commission! You get that money instead - and it's your right to sell direct. Please note that if you have already instructed an estate agent they may still try to claim a fee, depending on the exact terms of any contract you have signed. Generally as long as you are not sole agency this will not apply. Even if you are sole agency then you can always cancel this arrangement.
How does the price you offer me compare with what I could get if I sold through an Estate Agent?
It depends on a number of factors, including the type and location of the property. We normally require a discount off the open market value* of between 10% and 25%. The sum we offer is based on what we consider market value to be, less an allowance for refurbishment costs, interest and trading margins. This will be discussed openly with you and remember there are no estate agents fees to pay.
* - The open market value is the price you could expect to achieve within 3 months if selling the property through an Estate Agent.
Why Would I Sell To You When The Estate Agents Will Sell It For More Than You Can?
If time is not of the essence for the sale of your property, then you may consider other options than through us.
Are there any fees for me to pay?
No. You won’t have to pay any fees to us at all. We pay for the valuation and any other fees to purchase your property such as your legal bill.
Do I need a Home Information Pack (HIP)?
No, part of the terms of HIPs is that they will NOT be required in a private sale. The sale of your house to us is a private sale, so we do not require, nor do you need to provide a HIP.
Are there any catches?
